4. The report does not constitute an Energy Performance Certificate (EPC). EPCs are the government's chosen way of complying with the Energy Performance of Building Directive (EPBD). An EPC certificate will contain information on the property's energy efficiency rating, and an estimate of annual running costs and is valid for up to 10 years.
