The Gas Safety (Installation & Use) Regulations 1998 recommend that your appliance is serviced annually, failure to do so could endanger lives and result in prosecution by the HSE. Our CarePlans are designed to keep you legal, keep your heating system healthy, and help keep your business running smoothly.
Our engineers will go through 4 stages when servicing your appliance:
- Identify your needs, explain the gas safety regulations, look at the efficiency of your appliances
- Inspect the condition of your appliances including: construction and fixings, ignition, flame picture, controls, devices and valves, flues, combustion chamber/heat exchanger/ heating body, mains cable and isolator, associated electrical equipment, ventilation and gas pressure
- Conduct the service including: checking, cleaning, lubricating or adjusting the burners and pilots, ignition system, combustion chamber/heat exchanger, flues and flueways, safety devices and valves, manual and automatic controls, integral electrical controls
- Check the overall performance including: testing the appliances and associated pipe work for tightness, checking the earth connections, restoring the mains electrical supply, checking the pilots and burners for gas rate and aeration, checking the flame picture and ignition devices, checking the manual and automatic controls and location of the thermocouple, pilot, and electrodes, checking the operation of all ancillary controls and the appliance is level and stable. Carrying out a combustion analysis and noting the results on the gas safety record, wiping down the appliance and cleaning and clearing the area we have been working in.

Helping landlord's to prevent compliance breaches, failure & fines
It is the law that all landlords, who lease part or all of a property, have all their gas appliances, flues and installation pipework checked for safety and retain a record to prove it.
To help you stay compliant, we can include the landlord's gas safety record as part of your annual maintenance contract or as a stand alone item.
Gas Safety (Installation and Use) Regulations 1998 place responsibilities on a wide range of people, particularly Landlords who must do the following:
Arrange maintenance by a Gas Safe registered engineer for all pipework, appliances and flues which they own and have provided for tenant's use
Arrange annual gas safety checks to be carried out by a Gas Safe registered engineer
Keep records of safety checks for 2 years and issue a copy to each tenant within 28 days of the check completion, and to any new tenants before they move in
Our Landlord's Gas Safety Records include:
- Full visual checks and safety checks of each gas appliance
- A safety check of the associated flues
- A tightness test of all your gas pipework from your meter to each appliance
- A record of our checks with a summary of any required remedial work
