  • On this page we give you advice to help you spot common problems with your commercial boiler and heating. If your boiler’s stopped working, there’s a few things you can try before calling for help.

Safety first

1. If you can smell gas? Call the Gas Emergency Services immediately on 0800 111 999

2. If you can smell burning or there's smoke coming from your electrics, then isolate your gas or electrical supply at the meter or consumer unit – call a qualified engineer

3. If you don’t feel confident, then it’s always best to call a qualified engineer.

Check the basics first

  • Check if the other gas appliances in your business are working (like a cooker hob)
  • Check if the switches in your fuse box have tripped
  • Check your thermostat is turned up
  • Check the boiler timer is set to the right time

5 things you can try to fix your business boiler

If you've checked the basics, and your commercial boiler still isn't working, then there's a few common problems you can try to solve yourself. Other than the advice below, it’s important you don’t try to fix your business boiler on your own. It’s dangerous and may invalidate any warranty you have on your boiler.

Issue How to spot How to fix Notes
Low pressure If your boiler’s pressure gauge is showing a reading of one bar or less, low pressure could be the reason why your boiler is not working Topping up the pressure yourself is usually straightforward - follow the steps in your boiler’s manual or watch our video. Commercial boilers can’t function properly if the pressure is too low.

If this doesn’t fix then the problem may be caused by a leak in the system or through a faulty valve. You’ll need an engineer.
Frozen pipes If it's been very cold, the condensate pipe of your boiler can freeze. You may hear a gurgling sound when your boiler is running. Try thawing your pipe outside with warm, not boiling water.
Boiler or thermostat settings Your commercial boiler doesn’t come on when it should, or fires up unexpectedly, or you can see an error code on your boiler. Check if you have a reset switch on the front of your boiler and hold it down. If your thermostat needs batteries, check if they need replacing.
Pilot light gone out The pilot light or flame is orange / yellow in colour (it should be blue). You may hear banging, clanking or tapping. If your system has a permanent pilot light, check it hasn't gone out. If it has, then you’ll need to call an engineer. There could be an issue with the gas supply to your boiler.
Boiler keeps locking out You’ll see a red light or error code on the boiler control panel. Try holding the reset button on the front of your boiler. If you have to reset it a lot, there may be a bigger problem and you’ll need to call an engineer.
